Homeowner requests DHS to provide key and supervision for emergency repairs.

If your home is sold, this agreement may be transferred to your new home or assigned to the new owner.

1. This agreement can be cancelled at any time after the first six months with thirty (30) days notice. A prorated refund will be made of any fees prepaid.
2. In the performance of services herein agreed upon, Delbe Home Services, LLC ("DHS", which term shall include DHS and each of its officers and employees), acts as an independent contractor and agent of the Customer. Unless otherwise agreed in writing, DHS does not directly sell goods or provide repairs, installation or warranty services under this Agreement. Therefor the parties agree that no warranties of any kind, expressd or implied, and specifically, no warranties of merchantability of of fitness for use are extended by DHS; all such warranties, if any, are extended by the provider of the services of the seller or the manufacturer of the goods sold or installed, but not by DHS. DHS shall be responsible only for services performed directly by DHS, and the Customer shall look to the subcontractor and manufacturer for all other warranties. The Customer covenants and agrees (i) to have, obtain and maintain throughout the term hereof in full force and effect, a homeowners insurance policy or policies in ammounts sufficient to protect the Customer and Customer's property, and all persons and animals in and upon Customer's property, whoever and whatsoever they may be, from and against any and all loss, injury or damage of any kind, and, (ii) to indemnify, and hold DHS free and harmless from any loss, claim or demand, whatsoever, seen or unforseen, arising directly, indirectly or consequentially, from or as a result of any act, omission, loss or damage covered by such insurance policies of insurance, if issued, and will reimburse DHS for all its costs and expenses, including attorney's fees, which may be incurred by it in the defense of any such claim or demand. DHS shall not be liable or responsible for any loss or damage, direct or consequential, arising from or as a result of services or goods, sold, delivered, performed or provided by anyone other than DHS; such liability shall be solely that of the contractors, subcontractors, or anyone providing services or goods to or for the Customer or upon Customer's property, and of the manufacturer of such goods. Customer's insurance policy shall be primarily liable for any such loss or damage.
3. Unless otherwise agreed to in writing, payment in full is due and payable upon completion of work by DHS or its subcontractors. Any amount not paid within thirty (30) days, shall accrue interest at the compound rate of 1.5% per month. If a delinquent account under this or any additional contract is forwarded to an attorney or a collection agency for collection, the Customer agress to pay DHS all the costs of collection, including reasonable attorney fees.
4. In the event that payments due hereunder are not received by DHS within fifteen (15) days of when due, DHS shall have the right to suspend any further services hereunder, without prejudice, and without incurring nay obligation for any loss or damages occasioned thereby, and without prejudice to the collection of delinquencies or future payments as stated in this or any additional contracts.
5. This Agreement constitutes the entire agreement between DHS and the Customer. The terms and provisions of this Agreement may not be altered, amended or modified except in writing and duly executed by each of the parties hereto.
6. This Agreement shall be binding upon and shall insure to the benefit of the respective heirs, successors and assigns of the parties hereto.
7. This Agreement shall be governed by the laws of the State of Maryland.
8. This Agreement will be renewed annually of the anniversary date of its inspection and charged to your Visa/Master Card/Discover account unless advised otherwise by you.

Standard Service Package (Includes initial consultation and walk-through, home inventory data sheet, seasonal reminders, newsletters, and personal DHS representative):
$175 due at sign-up.
$275 for two years
Additional Services Offered:
Maintenance and repair work performed by Delbe staff or subcontractors will be at market rates or less.
Current rates for primary trades are as follows:
Heating and Air Conditioning $90/hr
Plumbing $90 an hour
Electrical $90 an hour
Handyman $78.00 an hour
These rates are for service during regular business hours and do not include applicable trip charges, which often apply.
Other services such as appliance repair, locksmiths, roof repairs, water clean up & other emergency work may also be charged out on an hourly basis & trip charges may also apply. These rates will vary based upon various factors, however, we will seek to offer standard market pricing or better.
Whenever possible, rates or proposals will be provided for all other work before any service is performed.
HVAC SERVICE CONTRACT: Air conditioning/heating maintenance service. A full inspection of
your furnace and air conditioner in the fall and spring. Ask for further details.
Starting at $140.00 per system per year
LET IN & MEET: A bonded DHS staff member will provide access and supervision to a contractor
who is working in your home. Rates during regular business hours:
$35 at sign up
$35 per hour, door to door
